Which Upgrades Are Best?

We are building a new home, and trying to settle on which higher-cost upgrades would be best:
1. Irrigation/sprinkler system (home is in Southeastern US)
2. Fully fenced stern yard - (approx 1/2 acre yard)
3. Extra bathroom surrounded by bonus room - (house is already a 4 bdrm 3 bath)


Answers:    Personally if I had the brass, I'd add a mud room and wrap-around deck.
THE FENCED YARD WOULD ADD MORE VALUE TO YOUR HOME THEN THE OTHER 2
bathrooms other add appeal moreso than fenced yard b/c anyone can include a fence but bathrooms are harder to append laterby
Normally I would say a second bathroom but since you'll enjoy 3 I don't think a 4th would join more value. I deem you're better off next to the irrigation/sprinkler system especially living in the south.

And truthfully a fenced courtyard is nice but thats easier for people to append on later than the irrigation system.
Go for a garage beside plenty of space for sport bikes!!! Then you and your buddies can put back a couple of Dews and fly through the city!!
Here is something to surmise about- is the upgrade worth the extra interest and payments (you will be paying for this for 30 years) ---- or could this be added- after you move in - privately

so you will be paying interest on that barricade for 30 years-

go beside the irrigatrion system . the yard is already made better by honesty of backing up to the trees.
How voluminous of a bonus room ? I would add a kitchenet ie; Bar sink ,microwave and small frig. And a few cabinet for munchies. This or the restroom Dude!

Bathrooms add helpfulness without a doubt but you enjoy 4 bedrooms and 3 baths, it could be an overkill. The best person to check that beside is a good Realtor up to date with your nouns. Fenced back courtyard adds privacy and importance but depending on your area. Again check beside good Realtor. The sprinkler system is probably a must contained by SE (I am in SW and nought will live without sprinkler system here) however, this may be a project that you may face up to on your own it is relatively easy to do and most retailers will relieve you plan it for best results. Based on all above and short the benefit of expertise of local Realtor I probably would go near the fence. Privacy is other an issue and fencing an acre has get to be expensive. Three bathrooms is really good for 4 bedroom home and the sprinkler I would meet as a project when it cools down a bit. Good Luck!
An extra 1/2 bath is great if the rest are on the other side of the house. It's also convenient if you own hired help or some not eminent guests using it, since they won't be going into the private areas of the house where you may own valuables you want to protect. A lot of houses now days own jack and jill baths, which makes the theory of a seperate half tub for security and privacy appealing. Remember that you may not know most of the kids contained by your house when yours are teenagers. It is easy to affix now, impossible then. If the plans are for a full bath solely, ask the builder to put the cost of the tub into a fence for the front of the house, and/or down the street side. Haggle and quibble for everything! Builders are scared right immediately! You may be able to achieve both, or all, but pretend to be liable to walk away. If you resign from the bargaining table for a few days and things shut down, you may acquire a phone call contained by a week or so with adjectives you wanted. Just achievement like you own cold feet. One of you can be the discouraging guy. Good luck!
