Measure the area you want to build i.e length X Width if a rectangle now multiply that by around £1200 to £1500 per square metre of extra floor space, the further south you live the further up the pricing scale you are likely to be. I am currently trying to get a single storey L shaped extension on my side and rear and the quotes I have had for that vary from £27322+vat all included to £45000 just for the shell to be erected so make sure you get a few quotes and ALWAYS inspect their previous worksmanship and go back after the builder has left you to try and speak to the owner in case they are trying to pull a fast one. Don't forget aswell other fees are incurred such as architects, surveyors(if Party Wall Act 1996 comes into play), planning fees and solicitors(you may need to get your deeds changed.
