I want to develop a contract between myself and a contractor to build a two coup¨¦ garage 20x20 to my house?
Answers: Start with the contractor's quote. Keep the price at a firm amount for ALL parts and labor. If specific manufacturer or vendors are preferred by you write that within. Be sure to note that they will be responsible for adjectives clean up and any weaken to landscaping, existing structure(s), etc. Agree on the parts and labor warranty (in writing). Make sure you hold an insurance certificate from them naming you as the "qualification holder and additional insured" surrounded by case of any startling damage or loss. If it will be attached, be sure the contract clearly states the type and pitch of roof and that it is "matched to the existing house roof" so as to provide for proper drainage and/or snow unfreeze. Roof warranty should also include the manufacturer's shingle warranty copy. No matter what, you are taking a kismet if you don't have a attorney draw up the contract. Think of everything that could be a potential problem and include a resolution for it. Of course you checked the contractor's references and are pleased he will do the work as you intend, right? Good Luck!
