What is the going rate for a common contractor (per hour)?
we are planning an extensive remodel.
Answers: I usually dont' charge by hour, but by the charge. But if I did do it by the hour, it would be more than $35 or even $40 hour, ESPECIALLY in california.What is an hour charge exactly? should you be paying him $40 hour to jump to home depot to get a $5.00 board? end in let me transmit you what, I have be to homedepot and lowes and just to find what you entail, deal beside the isles being contained, and the long lines I own spent up to almost 2 HOURS to get a $10.00 piece of drywall. Im from missouri and I average anywhere from $30-$50 hour surrounded by jobs(though its not billed hourly) I am currently doign work in Maryland and the charge around here is averaging $65/$75 hour undemanding, and I been told Im individual very conservative. The properties down here are 3 times the cost of properties contained by missouri though, therefore its more expensive for labor as powerfully to keep up near the rent. maryland is east coast, so I know west coast is the same road.
rule of thumb a G.C can get as much as 40% of the project cost, and as long as the contractor is worth anything its worth it!! ok, deliberate about this near is a big difference between new construction and remodeling, remodeling is SOOO much harder, (I do 97% remodeling) We own to work around you, your kids, your dogs, We have to verbs up everyday, careful in the order of messes we make, maintain our music level down and be selective what we play, and SOOO many other downfalls compared to self in a protected house, and the WORSE ONE havign to deal beside the 1000's of questions asked more or less "

Don't get me wrong, i do not mind one bit education, but I am NOT charging by the hour, but by the job. I even own dealt several times near being a thearapist. If you want to release money do two things, be your own contractor and shop at sams club. Some contractors get 20-30% only to hire subs and watch them work, they dont' even touch a board. So what will this G. contractor do? the true definition of a GC is someone who hires and oversees the production of sub-contractors(framers, hvac, plumbing, electrical etc) Will he be doing any of the work? I do adjectives my work, I dont' hire sub-contractors. And will this GC be responsible for getting them back to your house should something take place? say the drywall starts crackign or roof leak? will you be the one trackign them down, taking off work and dealign beside paperwork? I do all the work, when a problem occur then im the one they phone, I also am the only one to be precise doing the messes and trackign through your home, Im the only one that desires scheduling around your time.
So when you get estimates, standard rules are: get most minuscule 3 estimates, compare apples with apples-get adjectives fixtures/appliance brands, colors in WRITING! on the estimate, procure a time frame for completion of work, get the details i scheduled above straightened out, check out references, and experience. remember 70% of my work is from going within and fixing problem with other contractors work, or picking up where on earth they left bad AFTER leavign with the clients money. So limitation your down payment, stick next to it. best way is you bring the materials and pay for them, or repay for them and let him deliver(though he can still cart off beside materials to never return)

The going rate for a genral contractor surrounded by Vermont is from 25 per hour to 40 per hour. The guys around 35 are the most reliable . Any carpenter who wants more than i.e. either ripping you rotten or puts a high price on his time.
