I am not a person who has done this but my Grandparents did. They lived in over 30 houses they flipped in their lifetime.
* Check the local market. In their time, they bought farms that were needing the landscape cleared for their farms. In present time, see if the neighborhood needs this home to be 'saved' and how much manpower labor versus beautification is needed on the house.
* Flipping may need to be moved before your first payment is due (like the show Flip This House on HGTV) or you might need to live in it to keep expenses down. Whichever, you need to weigh how long you can afford to have this house in your name.
* Always check the records on the house. If the neighbors know that crack dealers were residing there, you will want to go the extra mile to fence it and reface the house so visitors know the house is no longer the same 'business'. Same with fire and flood damage for many years' ago.
* I think everyone should at least try to do it if they have the ambition.

It is risky and the market is on the way down right now (in most places) so look into it but don't do it until it bottoms out.
