There are a couple of secrets to selling a house quickly that should help you: staging and incentives.
1. Staging. Rent one or more of those storage pods (the ones they deliver to your home, you load up, and they haul away). Take everything out of your home that makes it uniquely your own -- things like family pictures, knick-knacks, and of course all the clutter. When potential buyers tour your home, they need to be able to visualize how it will be THEIR home, not feel like they're invading YOUR home. Clean every inch of the place, arrange the furniture attractively, and bake oatmeal cookies.
2. Incentives. In today's real estate market, you need to do things to set your house apart from the others and that often involves incentives. For example, when I sell my home in a couple of years, the buyer will get not just a fully wired media room, but a media room complete with a high-definition projector and screen. If you have a lot of equity, you might offer up something like a trip for 4 to Walt Disney World. Just use your imagination.
