My house is to small I need to add 2 bedrooms and a bath. How much might this cost?

Answers:
that all depends if you are going up or just going out, and depends on location and also what lumber prices are at the time you want to do this. I did a dormer last year and got $100k for the complete project, but did a 2 story add on for $35k, so if your just going to add to your house 1 level, your looking at about $20k-$35k complete and if you want the dormer (more labor) I would go no more than $45k, just all depends on what you want to do and also how much you want to spend to finish the interior and exterior

My dad just renovated his house and added about what you are looking for, doing a lot of the work himself, it cost about $50000.00

well it depends, first are you building a second story. also depending on where you live and your city they might offer home improvement loans. As far as what you want to do your looking at maybe 15 to 20 grand. I know cause Im building a gurage with a loft and it alone is 15 grand. Concider the square footage your looking to work with will also determin how mutch you will have to spend, if possibe build out and not up its cheaper.. hope this helps.
If your house is to small now, imagine adding 2 bedrooms and a bath, it's only going to be smaller. Just find a bigger house. A 3 bedroom with 1 and a half bath.
Check with a local Realtor about how much the homes are selling in your area. It may be less expensive to move if you can not recoup your cost, if you may plan to sell in the future...

$50K - $60K for your cost - you may not recoup if you decide to move...
In most cases you may find a larger home fifteen to twenty
years old more cost effective than adding to your old home.
A)Once you add addition to your house,it will discharacterize the existing home.
B)Remember larger home, more utilities.Do you really want to do this.

Go down to your local building department that has jurisdiction over your property. They can tell you everything you are going to need in the way of plans. Also, they can show you an estimate on what the permits will cost. That surprises a lot of people because permits include school fees, road fees, planning fees, plan check fees, building permit fees, etc. and it is considerably more expensive than you may think. They calculate these fees by multiplying the square footage by dollar amounts based on what the occupency is, there is a difference in the cost between living space and garage. Contrary to what a lot of people believe, the value they set for it will be fairly approximate to what the project will cost you to build it.
