if you know the exact size of you lay out, just count. 400 tiles yes, but if you have cuts then more. for example, if buy a tile that says 12x12 with grout but is actually 11 3/4" and you only want a 1/8" grout line you are losing 1/8 inch every foot. therefore 20 tile across come to 20 feet minus 2 1/2" so you would have to slide the whole grid over half a tile to avoid a 2 1/2" tile against the wall meaning you have 21 by 21 equals 441. lay it out first and count. thats the most accurate way. or add 10% and hope it comes works out. any way buy extra and you can take extra back if you need to.
