I need to lease my house out.?

I don't know where to start. Any ideas?

If you are renting it out because you are going away for a long time I would either recomend renting to someone you know and trust or finding a property manager. If you want to do it yourself, make sure you get a deposit and a written contract (they have generic rentlal applications at office supply stores. Check referances and ask for employment verification. *When you show it to a potential renter take a walk by their car and see how they keep it , thats how they will keep your house! Be sure not to discriminate but do be picky. Check the current rental makret in your area to decide on a price and decide weather you are going to pay the utilities out of the rent and keep them in your name or have them changed into the renters name (if you do this get an agreement with the power company so that you are notified if they quit paying for heat (you dont want busted pipes). That should get you started. - Property managment does all this and advertizing for a fee. chech with the real estate and property managment places in your area.good luck

First, I'd try to get a copy of a standard lease agreement from the local housing authority to use as a guide. It will have things set in writing that you my overlook. Second, I'd advise you to as for a damage deposit and first month in advance. My brother built a new home and lived in it less than a year before his remarriage then leased it out. You would be amazed at the damages he has had to repair and cover the costs himself (most of which were due to negligence on the part of the renter). Example: let the tub overflow out of the bathroom and into the hall and adjoining bedroom carpet. He found out when they complained of a mildew smell that was making them sick. Hot wheels car stuck in toilet drain pipe. laundry soap used in dishwasher. The dog chained first to a water pipe that broke during the weekend they were gone. The damages alone cost him more than was paid, and he still had the mortgage and insurance to pay each month. Incidentally, your homeowner's insurance will go up quite a bit with the required increased amount for liability. Check into anything and everything to protect yourself financially and legally.
