I am originally from Ohio, and this is what it cost my parents to have the plumbing, electrical, sewer, address set up, property evaluation.
1. property evaluation: $450 (this needs to be done by the state property association to make sure that the land is zoned for the house and not commercial land)
2. address set up: $300 (this needs to be established at the local city, county and state offices to ensure postal availabilty to the area.)
3. sewer: $6500 (this can go up or down depending on how much sewer line needs to be put in. this also includes water lines)
4. electric lines: $5000-$7500 (this varies depending on whether or not they can install ground lines-which are more expensive; or normal lines that are above ground. areas are different, so it depends on what your area calls for. also how many lines they need to establish and the length can change this price as well)
My parents had this done, and their total was $15,000 for all of the above. That didn't include the purchase of the land or the home. When they actually did the math about 5 years later, they realized they could have bought a new construction home for the same price.
