How far under the top of my home's foundation wall should the soil grade begin?

My builder says 6 inches below the top of the foundation wall and quotes Section 323 paragraph 5 of some code. All I can find when I search on building code sites relates to slope being 5% or 6% away from the foundation for a distance of 10 feet. He claims my new landscaping may void any warranties against water intrusion.

Answers:
Your builder is giving you good advice. He is right to advise you not to allow landscaping and mulch to get too high on the foundation. After all, he cannot be responsible for another contractor's, or your, modifications made after the fact.

Good luck with your landscaping project.

dont know ur state, in nc, code says grade under a house which has a crawl space must be even with or higher than outside grade. we build ours and make sure the level of grade under a house is at least 6" higher than the outside grade.
