your local town hall will be able to help you with most of your ??? if your town does not have town sewer and water you will have to drill a well whereas your parent well may not be able to provide enough water for both.as far as sewer you may be able to have a leech field.if your parent have a cesspool to may be able to tap into that,it all depends on the size and type.depending how far you are from the road will determine how many ,if any,poles you will have to buy for electric.you shouldnt have to split the land ,but if you dont, keep in mind that your parents taxes are going to go up.of course nothing is written in stone,it varies from state to state and town to town.good luck

first and foremost water source. next septic system of some sort done professionaly. then comes electricity, then you need a heat source this can be gas or electricity or possibly wood as an alternate source of heat. if you are not near utilities connections this cuold be costly, the more r.ural the higher the cost. then you will want skirt your mobile home this is relatively simple,. wood or tin is a good choice. now the most important thing to cover your investment insurance, use an independent insurance agent he will shop around for the best plan for you. almost forgot one telephone service solved easily nowadays with cell service. First, I would check to see if there has been any zoning changes since your parent both their home. If there are you will have to meet the new requirements set forth. Next, I would get an attorney to see if I would need a easement agreement with my parents so I could have access to that portion of the land. This is good in case they decide to sell the property or you do at a later date. The attorney could also be able to explain about splitting the land. You didn't say if you wanted the mobile home to be stationary or mobile. That would be my next decision. I would then visit different mobile home dealers and see what kind of deals they are willing to give. In Michigan, some of the manufactured homes (aka trailers), can be priced with the water, electric, and septic systems included in the price. Or you could find plumber or and electrician to give you the cost of them doing the work. I would definitely shop around, contractors and home builders have a tendency to over price things if they think you don't know. Do your homework first. Good luck.
