How do I clean my subfloor before I out in new flooring?

I ripped the carpet out of my rentals and there are stains all over the subfloor and I was wondering how I can clean and sanitize them before I lay down new flooring.

If it is a wood subfloor?
Rent a floor sander. Sand the floors. Vaccuum up dust/residue. Then use a wood sealer.
Concrete subfloor?
On the stains...Mix up some water with a good degreasing soap. Pour on spots/stains and scrub with a stiff brush. Use kitty litter or floor dry to absorb the liquid. You may not remove the complete stain. You are aiming at removeing the top area/surface of the stain.
Then use a concrete sealer.
