When you tear out the sheetrock, make sure you also get the doorframes and window frames. A friend thought she could leave that, but then found there was mold growing on the little strips of sheetrock left there. The sheetrock has to go. The wood timbers can be cleaned with straight bleach, don't let those out-of-towner companies take you money with their fancy chemical solutions. Bleach worked in my flooded place just fine. If you've waited this long to gut your house, you will need a LOT of bleach.
