Is it worth it to upgrade your roofing shingles to 40 year over 30 year type?
Answers:
I'd invest the difference in a power ventilator. The two things that shorten the life of any shingle are hail damage ( can't really do much about that ) and excessive heat in the attic. A power ventilator will eliminate that problem. In addition, it will keep the living space more comfortable as well. I would guess that 30 year shingles with a power ventilator will outlast 40 year shingles without by several years.
Other answers:
It is absolutely worth the money to upgrade. The difference in price shouldn't be very much. Labor to install either shingle will be the same.
An old rule of thunb in the building business is that the roofing crew, gutter installers, and other workers will walk off 5 years worth of the life of a brand new roof. The colored mineral granules and the thickness of the asphalt mat are what determine the life expectancy of shingles. Enough gravel is dislodged during construction to shorten the life of the roof. If you look closely at a roof near the end of it's life, you will notice that much of the granular mineral material has disappeared. It washes off over the years and ends up in your gutters. This exposes the asphalt matting to the sun. Once exposed, it doesn't take long for the sun to dry out and destroy your shingles. Ten more years of protection should be a bargain.
Even if you don't intend to stay in your present home for a long time, the upgraded shingles will be a selling point to a potential buyer someday.
Good luck with your roofing project.
