I bought a house 18m ago and to pass the valuation we had a lintle rplcd now it has rotted can i get any comp?

I had to have the lintle replaced in order for the sale to go through. NOw I have had a builder round who has said the people the estate agent got in to replace the lintle havent galvanised it and it is now rotting (above an outside door). Can I claim any compensation as I am going to have to have this replaced again!

Generally speaking, the answer is no in most cases. And even if you could, the cost of your efforts in time and hassle will exceed the cost of just doing the work. Especially a year and a half into the ownership.

Your purchase agreement for the house likely does not provide warrantee on the quality of workmanship for this repair (or any others). And the waste-of-money home warrantees usually have fine print that excludes just about everything, but certainly this item.

Now, if the sellers or sellers agent blantently falsified information about the house to you, you might have recourse. Again, at quite a hassle. You'll have to show where that information was written down (in a flyer about the house, or in your contract).

Buyer beware. You should expect to have to perform a certain amount of maintenance on a home. Often this amount can be substantially higher in your first year or two of ownership.
