I've considered just caulking the outside of the window, but that's been done past and has long-since rotted out. The window themselves are in suitable condition, but the leaks are starting electrical fires. The innkeeper knows give or take a few them, and refuses to fix them, so I'm stuck doing it. I have also thought of making some small awnings to keep the precipitation from even touching the tops of the windows. Any planning or preferences?
Answers: I would go beside the idea of awnings for the leaky window. Just use some FLASHING or COIL. It wouldnt hurt to recaulk also.

Use caulking on the inside of the window, they make clear caulking and it will final longer.
