How much does it cost for kitchen Worktop damage?

Hi everyone, I've been having trouble to take my deposit back these days. Been really treated bad with unbelivable landlord! I've caused less than 5cm size burning mark on worktop, and at that surface, it's less than 2M, if they charged me 267 pound, is that reasonable? it's just not that high quality one ><

It doesnt matter how small the burn mark, a burn is a burn and it is ruined. It might be a work top that can only be bought at 3m or 3.6m which although only two metres is needed, u would have to pay for the whole bit. I have recently quoted over £300.00 to replace a work top, mainly because the top is scribed in to an odd shaped hole, the tiles will probably be ruined when removing, the hob has to be removed from the old top and cut into the new. By the time i've removed the hob, removed the old top, gone to the merchants to pick up new, cut it to shape, cut hob in, refitted it,call plumber to connect if gas hob, make good tiles and silicone seal, cleared up, disposed of old work top, you get the idea
If the new top has to be mitred to an existeing it is even more time consuming and so the bill grows, and to add VAT on top, and of course, every one between you and the landlord, including the landlord will have his finger in the pie. The chippy will add 10%, the landlord will add 10% and so on.
Sorry this has happened but when will people realise that you dont put red hot pans on top of worktops, I know that students dont ever think about this as it is happening all the time

Seems very unreasonable to me especially for such a small piece of worktop.Depends upon the thickness and quality of course but if its just a normal type worktop then you can get a 3 metre length of 28mm starting at around £20-£30 and for 38/40 mm its about £40-£50 upwards.It would only be so expensive if it was perhaps solid wood or a composite material rather than laminated surface.If it is a straight peice of worktop with no cut outs like a sink for instance then it would be easy to change too,perhaps an hour or 2 max.I would seek advice,maybe call in a local carpenter/kitchen fitter or a friend perhaps,to give you a quote for replacing this worktop.Maybe if you could get it done cheaply yourself and at less cost then you would be able to keepthe rest of the money back for yourself .If you are anywhere near Birmingham let me know and i`ll have a look for you myself and let you know how much it would be as i am a kitchen fitter/carpenter myself.If not get a quote or even a few and this will give you some ammunition to fight the landlords demands with
your being robbed but i dont know what you can do about it,fix that and he will find another reason. if hes determined to hang on to your money
i would go to your citizen advice bureau and ask them to write a letter asking to see bills for this. It should not cost that much.
doesnt sound too outrageous, full piece of worktop even if they only use a small piece, then fitting on top, especially if they have to take sink out!

Worktops are generally only sold in 3metre lengths, approx £45.00. Then it has to be cut to fit, and fitted. More expensive if there are mitred joints(not the aluminium joint strips) Then, it has to be fitted etc. Not reaaly that much, when you are paying for the guys time...from, work, and back. Maybe, if its "straight" joints rather than mitred, you could match up the worktop at Homebase, remove the old worktop, take it to Homebase, they will cut it for you to exactly the same size...home you go, perfect fit, £45.00
I'm not really familiar with English currency, but I can tell you that the landlord probably does have a legal right to charge you if you burned the worktop. Even if it's a small damage, the whole laminate will have to be replaced. I would try getting some touch-up paint to cover up the damage. Regardless of whether or not something is high-quality or not, people damaging a landlord's rentals cause problems for the maintenance department and the future tenants. My job is repairing apartments and I hate trying to fix damaged worktops myself.

your landlord is a crook like most land lords. check with citizens advice centre for help.
it is better to complain to police if ur suffering from any trouble, and if u think that the the product is not of that worth ,u should pay for damage by getting that item replaced instead of making them keep ur deposit.
