I'm selling my house and am not satisfied with Realtor. What can I do?
Answers:
You should check with the Realtors board as well as with the Michigan licensing board. I know that in Illinois, real estate agents are required to perform what they call "minimum services" and if they fail to do so, they could lose their licenses or face discipline.
Other answers:
ask the realtor ,some will gladly let you out of the contract but may add a stipulation that if your house sells by whatever means within x amount of time you still owe some commission.ASK IF THEY WOULD CONSIDER A JOINT LISTING WITH ANOTHER RELATOR SPLITTING THE COMISSION WITH THEM THEN YOU COULD FIND ANOTHER relator who may work out better. If you just tell them you are dissatisified with their performance ,and they want to keep the contract and step up their efforts, advertising for relators is very expensive and therefore they usually only advertise their pricier homes. Tell you want more open houses and an mls listing. They should also advertise the open houses in the local paper

If the realtor won't let you out, won't take your concerns to heart and do anything about them, check the contract you signed. If it spelled out his/her activities and/processes (which it should have), then he/she should be in breach of said contract. Make an appointment with his/her managing broker to discuss. Maybe the broker will reassign another broker if an acceptable solution can't be found. Trust me, they want to keep the fee in their office.
It is really easy to cancel the contract - If they are a good realtor and do not want a bad name they will quickly and easily withdraw the listing. If not, complain to the agent then take it up with thier boss - The Broker of the company. If the agent is truly not providing a good service the Broker should cancel the contract immedately.
