Why, on God's green earth would you want to buy a doublewide mobile home?
I understand that sometimes it is the least expensive way to go, especially if you have a piece of land out somewhere that is not suitable to build on, but you just have to re-think this.
First, a mobile home is personal property and it depreciates just like a car. Unless, and only UNLESS you convert it over to real property through the tax assessor and to do that, it MUST BE PERMENATLY ATTACHED to a foundation. As personal property, you will not be allowed a tax write off like a homeowner, (maybe your state, but no federal), your interest rate if financed will be really high compared to a "site built" home, so your payments are going to be as high as a "site built" home with lower interest rates. Then, if you don't own the land and are putting it into a MH park, not only do you have the payments on the trailer, but space rent as well. In some areas, that can be as high as 1200-1500 per month, this in addition to the MH payment. The financed term on a MH max's out at 20 yrs, compared to up to 40 yrs on a "site built" home.
To put a home on vacant land, you have to level the ground, have water and electric. So, if you can level the ground for the MH, you can pour a foundation, and if you have H20 and electric, all you need to do is built the walls and a roof. You can get a construction loan CHEAPER than you can, over term a MH loan.
If you insist on a MH, don't buy online, they look so pretty "n" pink, you need to go to a lot, look at them physically. Yes, they have 2x4 construction with sheet rock in them, pretty tile and cabinents, carpet, etc. But think about it long term in value and APPRECIATION OF VALUE.
You can spend the same approximate amount of money and buy a "real home", where you will gain some appreciated value, selling it down the road for a nice capital gains profit. You will get a tax write off through your federal taxes on the interest and it won't blow away at the first sign of a major storm. The house will hold up longer as it is built better, you will get a better interest rate and there is a bigger market, nationwide on "site built" homes than MH. Obviously that's true, you don't know where to find a MH online, but I bet you found "real homes" already....
I financed these things for years through a VERY well known bank, and I am here to tell you: MH's are not good investments or purchases.... Personally, I would not accept a brand new one, top of the line, given to me free.... NO Thanks...

But if you want a used one, then go ask around at trailer parks. Sometimes residents pass away and their trailers go on the market pretty cheap. Other times parks will raise the rent to try to get rid of older trailers. The market for such trailers is so low that you can sometimes get them free! You just pay for the cost of moving it, and for setting it up at your site.
