What is the difference between condominium and townhouses?

I just found out recently when I bought a condo that I thought was a townhouse. In a condo, whether it's 1 or 2 story side by side (like mine is) or stached doesn't matter. What makes it a condo is when you only own the walls in, nothing outside except perhaps a small patio. In a townhouse, you also have ownership of some or all of the exterion, such a a backyard, deck, etc. Often taownhomes will have garages as well, where condo's frequently do not. Ownership really doesn't come into play, as I own my condo, but could rent it out if I want... it's still a condo as opposed to an apartment.

Condos are also considered in the real estate business as "air lots." A condo is the part that is inside the exterior walls. Everything else is considered common area and is owned by all owners equally.
Whereas a townhouse should include something on the outside as well. With a townhouse there is usually a survey and your parking places would be included in the survey.

I wanted to tell you that.
If you own a condo you basically own an apartment. If you own a townhouse you own a house that shares a wall or walls with another house.
Condos are side-by-side and stacked while townhomes are side-by-side only.
