go to your county courthouse. Some places publish forclosures in the newspaper. Those sites are rip offs, don't do it. Call the county clerks office and ask how to get ahold of a list. Alot of these houses are sold before anyone in the general public was even aware they were for sale!

Get your real estate license. Then you have an in. Usually, foreclosed homes get scooped up by agents before they even hit the market.
I don't know how it works in NY or NJ, but foreclosed homes are public records. In other states, the information is at the county courthouses. Usually there is a day, where an official announces these properties that are foreclosed on. It also helps to have a friend in banking, reality and in the law to get the inside scoop on these properties.
The experience that I have had with looking at foreclosures is that the buyer will not save any money.
