refinance your house before the transaction begins... that way you dont rely on your friend paying you the money but the bank instead giving you the money straight up
you must do this legally - with an attorney. in effect, you will be buying his house and he will be buying yours, but there will be a different method of transferring the funds. you have to have a contract for each sale, so that your rights to the property are transferred according to the laws in your state. you may save money now by not approaching a real estate lawyer, but you will regret it in the future. take it from someone who tried it without a lawyer and is now battlign in courts. you can try a lawyer from here: www.lawinfo.com good luck!
