Deed Restrictions on purchasing a home?

I saw a realtor's ad for a home. It said that there are "deed restrictions," but it did not list what the restrictions are. Does anybody have a clue what these could be?

The listing agent should be able to get you copies of the bylaws, deed restrictions, and association covenants.
