we are considering buying a home at this developer's lot and we are wondering what typical add-ons and upgrades cost, such as a pool, nicer counter tops, an island, patio overhangs and what not. What would you suggest we own the builder do and what should we have dont after by a contractor or ourselves?

No upgrade is typical depending on the type of house location and frequent other factors. It should be cheaper to own the builder install them during regular construction provided they are honest with their prices.
