How to inexpensively build a granny unit on my property?

Book recommendations appreciated; how to select inexpensive building materials? Work with a contractor? Looking to build a relatively square (14 x 20) granny unit. Thanks!

I do remember seeing an interesting one online something to do with FEMA and a proposed frame house for the Katrina refugees to use while rebuilding. I don't think it has been used, but it looked like a good option.

The small granny house was about your size and brought in on a truck and set down. It was not a trailer but probably built like they are today (many are quite nice).
