First, very interesting to see someone actually ask a question of this nature. Good question, and I'll do my best to give you accurate details.

Because I was able to find a few good sites that answer these questions far more thoroughly than would be practical here, I will cover the details in general, and then provide links.


There are three general types of homes: Site Built, Modular, and Manufactured.

- Site Built homes are traditionally built. Constructed on site, they must abide by local codes and standards. They require permanent foundations, and sometimes utilize prefabricated components such as walls or SIPs to decrease construction time and cost.

- Manufactured homes are built entirely off-site, most often in a factory setting (though factory-built is another term: see Modular). They feature a permanent chassis, and must meet codes and standards set forth by HUD. These homes can be installed on either a permanent or 'floating' foundation.

- Modular homes are an interesting mix of the other two. Sections are built largely off-site but utilize the same materials and methods as a site-built home. Sections are transported to the job site, and then combined to construct a complete home, often with the assistance of a crane.

They must still meet local building codes, but their designs are not always restricted by these codes due to their unique status between the two other types of homes.

Both are built indoors and I know the modulars are brought to the site in pieces, thus the name modular. I'm pretty sure that is an interchangeable name. I do TV commercials for a living for everything. I did one for modular homes and I'm pretty sure the guys there called it by both names. They are both manufactured in a factory and not site built.

A MANUFACTURED HOME IS SET UP ON THE FRAME IT WAS BUILT ON, A MODULAR HOME, HAS TO BE SET UP ON A FOUNDATION, STEM WALL, IT IS MORE SECURE, BUT BASICALLY THE SAME AS A MANUFACTURED HOME, JUST HAVE TO ADD ABOUT 20,000 MORE TO THE COST BECAUSE OF THE FOUNDATION.
