When selling a house, do you need to be around, or can you move out of town and let the realtor deal with it?

Realtors can show empty houses. They put a lock box on the door and show by appointment. Do you have a close friend or relative you can trust if you need anyone to stop by and check the house periodically? Sometimes people think they can get a better deal if a house is empty (ie. they think the seller is desperate) - but just be sure to set your price range at an appropriate level with the realtor's assistance.

If you are using a full service realtor (paying 3 percent) you should be able to leave the house in their hands.

you can be gone, up until the closing time, provided you have left the place in good showing fashion. The realtors want you gone when they show the house anyway. Just be sure you keep in constant contact with them and have someone hired to take care of the yard.
You can leave town - no problem at all. If you will be unavailable for any period of time, make your realtor aware of that since if and when an offer comes in, you should be available for them to present that offer to you. It can make things difficult at times, but as long as a fax machine is handy for faxing you the details of any offers, and a telephone is readily available to contact each other and discuss potential offers, you should be just fine. I bought my house from a couple that had already moved out of town. I guess it would have been easier to have them here so I could talk to them in person. But all in all the sale went well. The realtor did a very good job of answering any of my questions. The ones she couldn't answer got taken care of by phone with the owners. If you need to leave, have a talk with your realtor and leave any important information about the house with him\her. Good luck!

Contray to what most TV shows tout - an empty house looks bigger and gives the perception of more bang for the buck. Plus it has been the deciding factor in more than a few deals.
