The only sure way is to practically sell it at a give away price. There are too many factors which are beyond your control when selling a house, that it is IMPOSSIBLE to predict how long it will take to sell it.
you should be able to get a buyer in 4 weeks but if you want to complete in 4 weeks you might want to do a part exchange with Barratt or someone like that as you can move in in a week in some cases.
sell it cheaper than actual costs.
You may have to sell it to one of those "we buy houses" places
although you may get well below market value for it.
