The median average home price in King County (where Seattle resides) is pushing $400k, and I would imagine prices in Seattle proper is higher. I suggest you browse www.johnlscott.com (a big, local realtor) and other sites to get a feel for what's out there. Certain parts of the city/county are much more expensive than others. Like they say, "location, location, location". If you're looking for an actual house in Seattle, I'd say $350k should be your starting point. Anything below this is going to be small, in bad shape, and/or in a bad neighborhood. If this is too much, then you should look at the suburbs or perhaps one of the neighboring counties (Pierce County to the south, Snohomish County to the north -- personally, I like Snohomish County better).
