Having a home built and paying lolly: What requests to be contained by the contract next to the contractor?

I found a house that I love, but it was too small. I'm making a contract with the contractor to build a larger home that is to say of the same exterior and interior part.

I will be paying half down and the next of kin at the mid-way complete point. I'm nervous around handing him a substantial sum of money and need to know what should be within the contract and who should look it over, other than my attorney.

He and I give the impression of being to be on the same page, but I obligation to know I'm protected. What do I do?

Answers:    Making the final clearing at the midway point is a big mistake. You need a better set-up than that. Most unmarked homes have a one year builders warranty to get hold of things fixed after you move in. Since you cannot move within until a certificate of contract is issued, make the final grant when everything has be inspected and approved and you are happy beside the finished product. Make sure all subcontractors fees are covered by the chief contractor. Otherwise, you could have builders liens placed on the home for unpaid work done.
